Why these eight questions

We see the same losing patterns repeatedly: under-inspected garages, unread legal packs, optimistic rent assumptions, and bidders who get caught up in the auction-room adrenaline. The walkthrough is designed to surface those gaps before you bid, not after.

The four critical questions

Inspection, legal pack, tenure, and access. A "no" or "not sure" on any of these is enough to walk away on its own. These are the unknowns that turn a 12% yield on paper into a money pit in practice.

The three caution questions

Rent evidence, target yield, renovation budget. Each one is fixable, but until they are fixed your bid is partly a guess. You can still proceed, but lower your max bid to compensate for the uncertainty.

The discipline question

Have you written your max bid down before the auction? This single piece of friction is the difference between disciplined investors and those who tell themselves "just one more bid" on the day.
