The scorer evaluates four factors and produces a 0-100 score plus a traffic-light rating:
The biggest factor. Each UK region has typical garage yields that the market accepts as fair value. A deal at the top of the range scores highly; one well below scores poorly. The benchmarks come from our analysis of UK auction transactions.
The model checks if your rental estimate is plausible for the region. Wildly high rents flag a caution to verify with comparables — over-optimistic rent assumptions are the most common reason yields look better on paper than in reality.
Freehold scores best. Leasehold gets a small reduction unless we can verify the unexpired term. Unknown tenure flags a critical verification item.
Drives the estimated annual costs and therefore the net yield. Poor-condition garages can still be great deals, but only if the price reflects the work needed.
